Wesley Chapel is thirty miles from open water. In October 2024 a hundred people were rescued from an apartment complex here, and almost none of them had flood insurance.

In July 2017 a sinkhole about two hundred and sixty feet across opened in Lake Padgett Estates. Seven homes were eventually condemned. It remains the largest on record in Pasco County.

In Baywood Village, Hurricane Helene flooded roughly five hundred of about six hundred homes. Some took thirty inches of water inside.

What a storm does to our response time
In high wind the Sunshine Skyway, Gandy, Howard Frankland and Courtney Campbell all close, and they reopen only after the state has inspected them. In both Helene and Milton, all four closed. A Tampa crew cannot reach Pinellas during that window, and we would rather tell you so than promise an hour we cannot keep. Inland, no crossing is involved and a storm does not change how we reach you.
