In July 2017 a sinkhole about two hundred and sixty feet across opened in Lake Padgett Estates. Seven homes were eventually condemned. It remains the largest on record in Pasco County.
Where the water comes from
No surge. The water here comes from the lakes, the creeks and the water table — and a good share of the losses we see come from the well and the septic system rather than the weather.

Cypress Creek and the Anclote River both crested and water came into neighbourhoods here. Residents spent weeks afterwards dealing with floodwater and then with permitting.
What is built here
Three quite different stocks sit side by side. Lakefront and equestrian large-lot homes from the 1960s to 80s, Lake Padgett Estates among them. Master-planned subdivisions from the 1990s and 2000s such as Ballantrae and Wilderness Lake Preserve. And newer build-out since 2015 at Bexley, Connerton and Asturia.
Manufactured homes matter here in a way they do not elsewhere on this list: they are about seventeen percent of all housing in Pasco County, far above the state norm, and they dry differently. Water gets into the belly wrap under the floor and stays there.
What we are called for
A failed pressure tank or a burst line in a well house floods a garage or utility room and keeps pumping until someone kills the power. City-water houses have a meter and a street shutoff. Here the shutoff is the breaker, and that is worth knowing before you need it.
Well water in the carbonate aquifer scales water heaters and fixtures and shortens their life. A good share of the tank failures we attend were preventable.
The septic system backs up into the house. Category 3, every time, and it happens in the same weeks the lakes are high.
Cast iron drains and polybutylene supply in the 1978 to 1995 homes, plus roofs that are now well past their underlayment's service life.
