Wesley Chapel is thirty miles from open water. In October 2024 a hundred people were rescued from an apartment complex here, and almost none of them had flood insurance.

Zero surge exposure. The threat is rainfall volume and a creek system that delivers its peak days after the rain stops.

Parts of Pasco County took over twenty inches of rain in twelve hours. Cypress Creek near SR 54 came up, more than a hundred residents were evacuated from the Enclave, and there were close to a hundred water rescues at a Wesley Chapel apartment complex. People were trapped in or locked out of their homes for days.
What is built here
Almost everything is post-1998 master-planned subdivision, with a large volume built since 2015. Block ground floor, wood-framed second storey, truss roofs, slab, shingle, laundry upstairs.
There is a lot of townhome and apartment product here too, which brings party walls and stacked units into play.
Around the eastern and northern edges there is older rural and agricultural stock and scattered manufactured homes.
What we are called for
Cypress Creek and the Withlacoochee collect runoff from a large area upstream, so the water keeps rising for days after the sky clears. In October 2024 the ground was already saturated from Helene three weeks earlier. Houses that had never flooded, flooded — and because they sat outside the mapped high-risk zone, most had no flood policy. Homeowners insurance does not cover flood.
Same as Riverview, and for the same reason: the housing was built in the same years to the same plans. Most of what we dry here has nothing to do with weather.
Pasco sits in the part of Florida the insurance industry calls Sinkhole Alley. Limestone is close to the surface and a seasonally fluctuating water table repeatedly loads and unloads the soil above it. We handle the water and the structural drying; whether a claim is a sinkhole claim is a separate coverage question and we will not pretend otherwise.
Common in the unincorporated parts. A rising water table stops a drainfield working, and hard well water shortens the life of water heaters and fixtures.
