Riverview's housing is barely twenty years old. That is not the advantage people assume it is — a second-floor leak in a new two-storey wrecks far more than the same leak on a slab.
Where the water comes from
The Alafia on one side and a modest bay exposure on the western edge, plus a great deal of new impervious surface that sends water somewhere it did not used to go.

What is built here
Almost everything here is master-planned subdivision built since 2000: concrete block on the ground floor, wood frame on the second, engineered roof trusses over both, slab-on-grade, architectural shingle.
Two-storey plans dominate, and they put laundry rooms and bathrooms upstairs. That single decision changes what a water loss looks like.
Along the river and US 301 there is older large-lot and rural stock, and manufactured homes on acreage out in the unincorporated fringe.
What we are called for
A washing machine hose or a braided supply line lets go upstairs. The water goes through the floor system, into the first-floor ceiling, through the insulation and down inside the wall cavities. On a slab that same failure wets a floor. Here it wets three rooms on two levels, and most of the damage is inside assemblies you cannot see.
When the condensate line clogs, it drips through the ceiling of the room below — usually for several days before a stain appears. In a two-storey house it is the ceiling of a bedroom.
OSB sheathing and I-joist webs retain moisture inside the assembly. Drying them means opening and getting air into the cavity, not pointing fans at a surface. Surface-dry is not dry.
Different failure after wind: lifted or missing shingles, ridge vent uplift, nail pops. And wind-driven rain through the soffit vents into the attic, which puts water on the ceiling drywall with the roof covering completely intact.
